The role of bank lending in solving the housing crisis in Iraq (Wasit Case Study)

Abstract

Abstract The research aims to study role of the banking loans ( housing loans) to solve housing crisis in Wasit province through an information provided which is took from the banks in Wasit province. Knowledge of families numbers from directorate of catering, Wasit Municipalities, real estate registration, Census (1997) , and Population Projections for years which didn't occur population Census, all of above mentioned has contributed to fulfill the requirements of the search contents. Then, Years of subject study has determined for the years 2002-2012. The study has revealed there is direct relation between numbers of Condominiums and amounts of housing loans given by the banks in Wasit province. Whereas 63% of the changes that have occurred in the number of housing units was caused by the change in the amount of housing loans given by the banks in the province, and the remaining 37% have occurred because of other factors which did not include in the statistic model (SPSS) that have described the relation between both two variables . The study has revealed there is a set of reasons which led to aggravation of housing crisis in Wasit province specially housing deficit, whereas number of families is increasing constant with highly unequal level to construction rate of the housing units. Housing deficit in the province reached in 2003 (29401) housing units, and this deficit continued to increase until it reached in 2012 (122516), also annual population and family growth has reached to rate (3.0%) while the family growth range from 3.8 to 4.9% . as well as immigration factor, increasing Cost of building materials, and residential land prices are consider from reasons of housing crisis .
